The TV above the fireplace in the upper living room is on a mount which allows repositioning to a comfortable height via remote control. To prevent injury and damage, please do not manually move the television or put weight on the automated mount. The remote can be found on the fireplace mantel for operation of the mount.

Directions:
From State Route 655 (Diamond Hill Road) turn onto State Rte 750 (Hales Ford Rd). Continue 2.6m then turn right when you see a large green sign that says “Lakeview Estates” onto Deer Path Lane. Stay to the far right each time the road forks until you get to the end of the road. Parking is available for up to 5 cars on the gravel driveway.
Please do not park or drive on the grass where septic distribution lines support the home.
The driveway is tight for trailers so they are not permitted down the drive. If you’re bringing one, you can park it at the top of the driveway near the mail drop boxes before heading down.
Trash Drop Off:
Guests are responsible for bagging and taking their trash to one of the nearby convenience centers. They’re close by, easy to use, and set up for both household garbage and recycling. A few include:

Most guests find it easiest to stop on their way out for a day, or before heading home. Most gated convenience centers are open 7am-7pm (except for holidays).
Carboard and general trash are disposed of separately. Check their site for more rules!
Boat/Trailer Access:
We’re located in a quiet, no wake cove — perfect for swimming and relaxing! Please be sure to follow Virginia’s wake laws and keep speeds to idle-only within the cove to protect both the shoreline and other lake-goers.
The boat lift is for owner use only, but the docks are all yours and you’re welcome to tie your boat to the cleats on the fixed or floating dock (many of our guests do this).
Because of the slope, launching your boat from the property isn’t possible, but the Smith Mountain Lake State Park Boat Ramp nearby (Northeast of Marker R19 in Huddleston, VA 24104) is a great option.
There are also many boat rental companies and options available with various pricing, quality, age, and vessel types. Google “Boat rentals Smith Mountain Lake” for a more comprehensive list and pricing or check here.
Grounds maintenance advisory:
In order to maintain the grounds, our landscapers will be onsite (exterior only) 2x a week. This usually occurs early to midday on Monday or Tuesday. The 2nd time is usually around 4ish on Thursdays. Guests must allow our landscapers and any maintenance crews to perform their duties, including any necessary repairs or maintenance work.
Also – with 10 acres of land- expect wildlife (and steep slopes in some areas)!! We are a favorite stopping point for heron, deer, geese and many other critters!
Rules:
- Don't bring pets.
- Don't smoke cigarettes, cigars, vape, etc in any space that is not completely outdoors.
- Treat the property (furniture, floors, rugs, etc) with care. Any damage or stains to furniture, rugs, or other items must be reported immediately. Guests are responsible for damage caused during their stay.
- Leave coolers in garage (and do not drag heavy objects on wood floors) to prevent scratching/otherwise damaging the wood.
- Boat lift is for owner use only.
- Dry off and remove shoes before coming in on wood floors to prevent damage.
- Don't pour grease or any foreign objects into any drain or toilet as it could cause a septic backup!
- Don't host any events (beyond the registered guests) without permission as this will void our home insurance policy.
- No self-tanner, glitter, confetti, dye (i.e. hair dye), slime, playdoh, sharpies, paint (inc. hobby paint), kinetic sand and/or silly putty.
- Don't park or drive on the grass. That's where our septic lines are and we want to keep them working!
- For your safety, do not enter/tamper with the owner's closets.
- Do not take items from the home in order to prevent additional costs.
- Don't tamper with the security system or internet. Tampering with the security cameras and/or the security system (disabling, covering,
- re-orienting. or otherwise impacting the operability) is considered a felony in Virginia and grounds for immediate cancellation with no refund.
- For your safety, do not enter/tamper with the owner's closets.
- Do not take items from home in order to avoid additional costs.
- To prevent injury, please do not attempt to to manually move the TVs on wall mounts.
- Do inform us of any issues within 48hrs of arrival.
- Do allow our landscapers and any maintenance crews to perform their duties, including any necessary repairs or maintenance work.
Extraordinary Fees/Fines:
- Pets are not allowed. Pet Fine: $500/night plus damages.
- Smoking of any kind is prohibited inside the home including within the garage. Smoking Fine: $500/night plus damages.

Damages could include extraordinary measures and fees incurred by the property owner in order to remediate any issues related to odors, stains, and all material defects (i.e. damages that affect the beauty, use, and enjoyment of the furnishings, home, grounds, and/or building itself).

- Check under the bed for any belongings you might have left behind.
- Please log out of any media accounts on the televisions. (Netflix, HBO, etc.)
- Secure Kayaks/Canoes/Paddle Boards + secure dock chairs/tables on the dock (it can get super windy and we don’t want them to get lost!!) Store any toys/life jackets inside the dock.
- Return any furniture that has been moved back to it's original location.
- Empty Refrigerator/Freezer of any food you brought.
- Turn off Stove/Oven
- Leave no more than 4 bags of trash for the cleaners to take to the dumpsters so they don’t need to make extra trips.
- Make sure all windows and doors are closed & locked.
- Leave a quick note to the NEW housekeeper regarding any “oopsies” that may require special attention. We are all human! Things happen; just let us know what is needed for the next guest’s comfort, be that stain removal, a broken item, or any suggestions.
- We hope your stay was spectacular and you are leaving feeling rejuvenated, reconnected, and maybe even a little exhausted (in a good way!) after a few lake days. Help inspire others to stay with us by leaving a glowing and enthusiastic review!
